By accessing our website, booking an inspection, or using any service provided by AP31 Home Inspection ("AP31", "we", "us", or "our"), you agree to be bound by these Terms and Conditions. These Terms constitute a legally binding agreement between you ("Client", "you") and AP31.

If you do not agree to these Terms, please do not use our services. AP31 reserves the right to modify these Terms at any time. Continued use of our services after any modifications indicates acceptance of the updated Terms.

AP31 provides professional home inspection services including but not limited to:

• Pre-Possession Inspection: Comprehensive inspection of newly built properties before key acceptance, covering civil, plumbing, electrical, and finishing quality.
• Re-Inspection: Follow-up inspection after builder rectification to verify compliance with previously identified defects.
• Thermal Dampness Mapping: Detection of hidden moisture and leakages using professional thermal imaging equipment.
• Tile Hollowness Testing: Systematic percussion testing of all floor and wall tiles for debonding.
• Plumbing Inspection: Verification of pipe slope gradients, drainage flow, and leak detection.

The following terms apply to all bookings made with AP31:

AP31 inspections are visual and non-destructive. Our inspectors will not:

• Break, cut, or damage any surface, tile, wall, or component to perform inspection.
• Access areas that are locked, unsafe, or not reasonably accessible without specialised equipment.
• Inspect concealed electrical wiring, concealed structural elements, or items behind finished walls.
• Provide structural engineering certification, architectural assessments, or legal opinions.

The inspection reflects conditions at the time and date of inspection only. Conditions may change subsequent to the inspection date.

AP31 inspection reports are prepared exclusively for the client who commissioned the inspection. The following terms apply:

• Reports are delivered digitally (PDF) within 24–48 hours of inspection completion.
• Reports are prepared for the commissioning client and should not be relied upon by third parties.
• AP31 retains no liability to third parties who may obtain or act upon a copy of the report.
• Reports reflect conditions observed at the time of inspection and are not a guarantee of future performance.
• Copyright in all inspection reports remains with AP31. Clients may share reports with builders or legal counsel for the purpose of defect rectification.

To the maximum extent permitted by applicable Indian law:

• AP31's total liability for any claim related to an inspection shall not exceed the total fee paid for that inspection.
• AP31 is not liable for defects not discoverable through visual, non-destructive inspection methods.
• AP31 is not liable for consequential, indirect, or special damages arising from the use of our inspection reports.
• Any claim must be made in writing within 30 days of the inspection date.

The client agrees to:

• Ensure safe access to the property and all its areas at the scheduled inspection time.
• Provide accurate information about the property including floor, unit number, and any known defects.
• Not interfere with or obstruct the inspector during the inspection process.
• Ensure that utility connections (water, electricity) are active at the time of inspection where applicable.
• Use the inspection report responsibly and not misrepresent its findings.

All content on the AP31 website — including text, graphics, logos, images, and software — is the exclusive property of AP31 Home Inspection and is protected under applicable Indian copyright laws.

You may not reproduce, distribute, or commercially exploit any AP31 content without prior written permission. Inspection reports are licensed to clients for personal use only.

These Terms shall be governed by and construed in accordance with the laws of India. Any disputes arising out of or in connection with these Terms or AP31's services shall be subject to the exclusive jurisdiction of courts in Vizag, Andhra Pradesh, India.

Before initiating any legal proceedings, the parties agree to attempt resolution through direct negotiation. If unresolved within 30 days, formal dispute resolution may proceed.
